The new RICS Condition Report will shortly be available (Spring 2011).  This report is similar in extent to the Home Buyer’s Survey but excludes a market value, unless otherwise agreed with the Surveyor beforehand. This product is best used when you are already having a valuation carried out for your Lender and don't feel the need for duplication.

Reducing the risk

Around 30% of house sales in England and Wales fall through, costing sellers and buyers millions every year. Just under half of the sales falling through are caused by late disclosure of hidden defects.

The inspection is designed particularly to identify defects that are of an urgent nature, have a significant cost implication or are a risk to personal safety.

Like the Home Buyer Survey, the report uses a 'traffic light' system identifying whether each part is in good, average or poor condition and make general observations about them.

The inspection level is known in the industry as level 2, being more comprehensive than the inspection required for a mortgage lender, but less comprehensive than a full Residential Building Survey. It will not ordinarily deal with matters that are of a minor nature and does not normally details remedial works required.
